How to apply for Michigan Homestead Property Tax Credit

Who it's for

The Homestead Property Tax Credit refunds part of the property tax (or rent) Michigan homeowners and renters pay, with more generous treatment for seniors age 65+. For the 2025 tax year (filed in 2026) you may claim it if your total household resources are $71,500 or less and your home's taxable value is $165,400 or less. The maximum credit is $1,900. Seniors recover a higher share of their property tax — up to 100% for the lowest-income seniors. File Form MI-1040CR.

This is a refundable income-tax credit claimed via Form MI-1040CR, not a monthly benefit or a tax freeze. You cannot claim it if total household resources exceed $71,500 or if taxable value exceeds $165,400. The credit phases out by 10% for every $1,000 of resources over $62,500. Seniors (age 65+) use a senior credit-reduction table that returns a larger share of property tax than the standard claimant (100% at $21,000 or less of resources, down to 60% near the top). Seniors, disabled people, and veterans may also be able to defer property-tax payment through their local treasurer.
