How to apply for Senior Property Tax Freeze (SB 190) — Adair
Adair County (program authorized by RSMo 137.1050, adopted by county action)
Who it's for
Adair County has adopted Missouri's senior property tax credit (SB 190): homeowners 62 or older can freeze the real-estate tax bill on their primary home, so it stops rising in later years. Applications: April 1 through June 30 (annual re-application required). Adair County's assessor page links a "Senior Citizen SB 190 Tax Credit Application" and the county collector page links a "Senior Citizen Tax Credit Application." The application PDF explains: "You must apply every year," "You must be a resident of Missouri," "You must reach 62 years old, or older, during the year you apply," "Turn in application, from April 1 through June 30, to the Adair County Courthouse," and "Debt Service Bonds are not subject to the tax credit." A county ordinance PDF (https://adaircountymissouri.com/wp-content/uploads/2026/01/Property-tax-credit-Ordinance.pdf) is also posted. Apply through the county's program office.
The freeze applies only to the primary residence, requires an application with Adair County (often annually), and county rules control what is frozen and any home-value limits — the county makes the final determination, so this shows as a may-qualify result.
