How to apply for Senior Property Tax Freeze (SB 190) — St. Clair
St. Clair County (program authorized by RSMo 137.1050, adopted by county action)
Who it's for
St. Clair County has adopted Missouri's senior property tax credit (SB 190): homeowners 62 or older can freeze the real-estate tax bill on their primary home, so it stops rising in later years. Applications: New applications will be accepted March 1 - June 30th for the 2025 Initial Credit Year.. St. Clair County's Collector of Revenue runs the credit. Requirements listed on the page: 62 years or older on or before January 1st, 2026; owner of record; liable for payment of the taxes; primary residence. The credit must be renewed every year - "Renew your Senior Tax Credit March 1-June 30th, 2026" and "You must renew the Senior Tax Credit every year." Applications can be made in person at the Collector's Office (bring government-issued proof of identity, age and residency) or online at homesteadcreditpro.com/stclair. News release dated 05-28-2025. Collector: Pam Guffey, Osceola. Apply through the county's program office.
The freeze applies only to the primary residence, requires an application with St. Clair County (often annually), and county rules control what is frozen and any home-value limits — the county makes the final determination, so this shows as a may-qualify result.
What you'll need
