Who it's for
Webster County has adopted Missouri's senior property tax credit (SB 190): homeowners 62 or older can freeze the real-estate tax bill on their primary home, so it stops rising in later years. Applications: May 1 through June 30 (2026 cycle); applications are taken in person at the County Clerk's office. "Webster County's Senior Property Tax Credit program was launched in 2025." Eligibility, stated verbatim: "you must be age 62 or above (effective January 1 of this year); you must own your home; and you must be current on your property taxes." New applicants must apply in person at the County Clerk's Office, Courthouse, 101 S Crittenden St., Room 12, Marshfield, bringing a driver's license or ID (proof of age), a voter registration card or utility bill (proof of residency), and a paid real estate tax receipt. Prior-year applicants are largely auto-renewed and notified by white postcard in April. The freeze bases 2027 and later taxes on the 2026 bill and excludes state-mandated levies and voter-approved increases adopted after 2026. County Clerk 417-859-VOTE (8683). Apply through the county's program office.
The freeze applies only to the primary residence, requires an application with Webster County (often annually), and county rules control what is frozen and any home-value limits — the county makes the final determination, so this shows as a may-qualify result.
