How to apply for Senior Citizens Property Tax Exemption (RPTL §467) in New York

Who it's for
New York lets counties, cities, towns, villages and school districts lower property taxes for homeowners 65 and older with limited incomes. It cuts the taxable value of your home by up to 50%. Each place that offers it sets its own income limit, anywhere from $3,000 to $50,000. Some places give a smaller cut (20%, 10% or 5%) if your income is a little higher, up to $58,400, or a bigger cut (up to 65%) if your income is lower. You must have owned the home for at least 12 months in a row, and it must be your main home. Outside New York City, file Form RP-467 with your local assessor. In most places the deadline is March 1. Ask your assessor for your area's income limit. In New York City, apply to the Department of Finance for the Senior Citizen Homeowners' Exemption (SCHE).
This is a local-option exemption. Each county, city, town, village and school district chooses whether to offer it and sets its own income limit between $3,000 and $50,000 (up to $58,400 with sliding-scale options).
