How to apply for Kansas Homestead Refund (Form K-40H): property tax refund for homeowners 55+, disabled, or blind

Kansas Department of Revenue (KDOR)

Who it's for

The Kansas Homestead Refund gives back part of the property tax paid on your Kansas home. The refund is based on household income, and the maximum refund is $700. For 2025 claims you must have been a Kansas resident all of 2025, have household income of $43,389 or less, have owned and lived in a Kansas home during 2025, and your home cannot be valued at more than $350,000. You must also meet one of these: be 55 or older all of 2025 (born before January 1, 1970); be blind or totally and permanently disabled all of 2025; have a dependent child under 18 who lived with you all year; be a disabled veteran rated 50% or more; or be the surviving spouse of a disabled veteran or of a service member who died in the line of duty (until remarriage). Only half of Social Security and SSI counts as household income. File Form K-40H between January 1 and April 15, 2026; Homestead WebFile is free.

Household income must be $43,389 or less, but only 50% of Social Security and SSI counts, and Social Security disability and VA disability payments do not count, so the income screen is described rather than applied. A household with a dependent child under 18 can also qualify. Only one of the three refunds (K-40H, K-40PT, or K-40SVR) can be claimed per household; KDOR's free WebFile picks the largest. KDOR makes the final decision.
