Who it's for
Clay County has adopted Missouri's senior property tax credit (SB 190): homeowners 62 or older can freeze the real-estate tax bill on their primary home, so it stops rising in later years. Applications: January 1 through March 31 each year (initial applications and annual renewal affidavits are taken in the same window). The 2026 window has closed.. Clay County Senior Real Estate Property Tax Relief Program, adopted by the Clay County Commission on November 30, 2023 (Clay County 2023-ORD-42), effective January 1, 2025. Applicants must be a Clay County resident, own the home or hold a legal vested interest, be responsible for the property tax, and claim only their primary residence; the home must have a fully established tax year. Only one owner-occupant needs to be 62+. The relief is calculated by subtracting the base-year real estate tax from the current year's tax; the credit is not retroactive and does not transfer if the home is sold. Participants must file a renewal affidavit every year during the January 1 - March 31 window. Voter-approved new taxes and levy increases still flow through to the bill. Apply through the county's program office.
