How to apply for Senior Property Tax Freeze (SB 190) — Randolph

Who it's for
Randolph County has adopted Missouri's senior property tax credit (SB 190): homeowners 62 or older can freeze the real-estate tax bill on their primary home, so it stops rising in later years. Applications: April 1 - June 30 of each year (no applications accepted before April 1). The Randolph County Real Estate Tax Credit for Seniors was "enacted on May 6, 2025, by the Randolph County Commission under Commission Ordinance #05062025." The Collector's page states "No applications will be accepted before April 1" and "Open enrollment period is APRIL 1 - JUNE 30 of each year." A Homestead is the primary residence "and up to 5 (five) acres"; properties larger than 5 acres qualify but the credit is based on the residence and up to 5 acres. Mobile homes assessed as personal property are not eligible. Only one primary residence statewide may be claimed. All base year applications must be signed in the presence of the Collector or her staff, and a renewal application must be returned by June 30 each year. The freeze applies only to the primary residence, requires an application with Randolph County (often annually), and county rules control what is frozen and any home-value limits — the county makes the final determination, so this shows as a may-qualify result.
