How to apply for Senior Property Tax Exemption (Homestead Exemption)

Who it's for

Colorado exempts 50% of the first $200,000 of a home's actual value from property tax for homeowners 65 and older who have owned and lived in the home as their primary residence for at least 10 straight years before January 1. A surviving spouse of someone who qualified may also apply. Apply to your county assessor between January 1 and July 15 (late applications accepted until August 15, without appeal rights). Once approved, you do not need to reapply each year.

You must have owned and lived in the home as your primary residence for at least 10 consecutive years before January 1 of the application year. If ownership or occupancy changes, you must reapply. The county assessor makes the final decision.
