How to apply for Senior Property Tax Exemption (Homestead Exemption) in Colorado

Colorado Department of Local Affairs, Division of Property Taxation

Who it's for

Colorado exempts 50% of the first $200,000 of a home's actual value from property tax for homeowners 65 and older who have owned and lived in the home as their primary residence for at least 10 straight years before January 1. A surviving spouse of someone who qualified may also apply. Apply to your county assessor between January 1 and July 15 (late applications accepted until August 15, without appeal rights). Once approved, you do not need to reapply each year.

You must have owned and lived in the home as your primary residence for at least 10 consecutive years before January 1 of the application year. If ownership or occupancy changes, you must reapply. The county assessor makes the final decision.

I understand I may need senior exemption application (Short Form or Long Form), proof of age, proof of 10 years of ownership and occupancy — is anything else required? What is the best next step?"

Step by step

  1. Check that you qualify. You must be age 65 or older and must have owned and lived in the home as your primary residence for at least 10 straight years before January 1 of the year you apply. A surviving spouse of someone who qualified may also apply.
  2. Gather the required documents. Get the senior exemption application, either the Short Form or Long Form, plus proof of age and proof of 10 years of ownership and occupancy.
  3. Apply between January 1 and July 15. Submit your application online or apply by phone at 1-303-864-7777.
  4. Apply by August 15 if you missed the main deadline. Late applications are accepted until August 15, but you will not have appeal rights.
  5. Report any ownership or occupancy changes. If ownership or occupancy changes, you must reapply.

What to expect: After you apply, the county assessor makes the final decision. Processing times can vary, so ask for an estimate if needed. Once approved, you do not need to reapply each year unless ownership or occupancy changes.
